My greatest concern as a homebuilder is that my subcontractors meet my high levels of quality and customer satisfaction.  My goal, and expectation, is that all workmanship is of the highest quality meeting city and county codes, my requirements, and most importantly, yours as the homeowner.  With that in mind, I will be monitoring, and managing, their daily activities to ensure that these levels are met.  Any questions or issues during the homebuilding process will be handled directly by me.

 

The following warranty process will be in place as you prepare to move into your new home.

 

  1. A one year warranty against flaws, faulty craftsmanship, and problems which occur will be provided by Innovative Home Building in coordination with any impacted subcontractor or manufacturer.  I will coordinate all repairs and serve as liason with all subcontractors. 
  2. Appliances will carry a separate manufacturer warranty, usually valid for one year
  3. An additional three month warranty will be provided by Innovative Home Building for the correction of cosmetic problems which occur due to natural settling, climate changes, and drying of materials following construction of a new home.

 

 

Resolution Process and Schedule:

 

  1. Prior to closing a detailed walk through will be performed by owners with or without Innovative Home Building to identify any issues not previously identified by homebuilder.  This ‘punch’ list should be given to Innovative Home Building with the expectation of resolution prior to closing
  2. A final walk through will be made by owners and Innovative Home Building prior to closing to come to an agreement if issues have been resolved, and if not, the course of action to resolve.
  3. Thirty days following move-in a ‘punch’ list of painting flaws, and all additional issues may be given to homebuilder with the expectation of resolution within fourteen days, or an agreed upon course of action.  This period is given to allow for movement of furniture, etc. which may result in some nicking of walls, etc.  Anything thought to be of critical nature, or which causes an inconvenience, should be brought to my attention immediately.
  4. Forty-five days following move-in a final list of any issues should be given to Innovative Home Building.
  5. Following sixty days post-move in any issues can be brought to the attention of Innovative Home Building at any time up to a period of fifteen months taking into account that any serious issues should be resolved within the standard one-year subcontractor warranty period.  Innovative Home Building is available following fifteen months to discuss all issues.
